WHEN TO PULL THE TRIGGER ON A LEASE TRANSFER

If your landlord is unresponsive or refuses maintenance, use the transfer as leverage. Dubai’s RERA rules allow tenants to transfer if the landlord breaches the contract. Document every ignored email, take photos of mold or broken AC, and send a formal transfer request citing RERA Article 24. Landlords often cave when they see a paper trail.
HOW TO PRICE YOUR LEASE FOR MAXIMUM CASH
Check current market rents on Property Finder and Bayut. Filter for your exact building, unit size, and view. If your rent is 10% below the average, price your transfer at 5% below market to move fast. If you’re 20% below, price at 10% below and pocket the difference as a transfer fee.
Example: Your 1-bed in JLT is rented at AED 80k. Market average is AED 95k. Price your transfer at AED 88k. The new tenant saves AED 7k per year, you walk away with AED 8k cash.
If your rent is above market, offer a rent-free month instead of a cash premium. A tenant paying AED 110k for a unit now worth AED 100k won’t pay a premium, but they’ll jump at one month free. That’s AED 8.3k in value for you, tax-free.
WHERE TO LIST YOUR LEASE FOR FAST SALES
Post on Facebook groups first. “Dubai Housing & Flatmates” and “Dubai Expats Housing” have 200k+ members. Use a clear headline: “Lease Transfer: 2BR Marina AED 120k, keys 15 May, AED 15k premium”. Include 5 photos, floor plan, DEWA bill, and RERA contract number. Posts with all details get 3x more replies.
List on Property Finder under “Lease Takeover”. It’s AED 200 for 30 days, but 70% of transfers close here. Use the same headline and photos. Set the “Price” field to your transfer fee, not the rent. Buyers filter by fee, not rent.
Avoid Dubizzle for transfers. Their algorithm buries lease ads under sales listings. If you must use it, post in the “Rent” section and add “LEASE TRANSFER” in all caps to the title.
HOW TO SCREEN TENANTS LIKE A PRO
Require a copy of their Emirates ID and visa page upfront. If their visa expires in less than 6 months, reject them. Landlords won’t approve short visas, and you’ll waste 2 weeks.
Ask for their last 3 months’ salary slips. Minimum income should be 3x the annual rent. For a AED 100k lease, that’s AED 25k/month. If they earn less, ask for a guarantor or reject them.
Run a credit check via AECB. It’s AED 50 and takes 10 minutes. Scores below 650 are high-risk. If they refuse, move on.
Meet them in person at the unit. Watch for red flags: they arrive late, complain about minor issues, or ask to change the contract terms. If they haggle hard on the transfer fee, they’ll haggle on rent later.
THE CONTRACT SWAP: STEP-BY-STEP
Draft a “Lease Assignment Agreement”. Use RERA’s template, but add a clause stating the new tenant pays your transfer fee. Get it signed by all three parties: you, the new tenant, and the landlord.
Submit the signed agreement to the landlord via email with read receipt. Follow up in 48 hours. If no response, send a WhatsApp message and call. Landlords must respond within 7 days per RERA rules.
Once approved, schedule the DEWA transfer. The new tenant must visit a DEWA customer happiness center with their passport, visa, Emirates ID, and the signed lease. The transfer takes 24 hours and costs AED 2,000 (refundable deposit).
